Preventive Maintenance Plans

Plenty of the calls we run did not have to happen. A condenser coil under a decade of dust. A vent duct choked halfway along a basement run. A water filter that expired three winters ago. A maintenance plan puts those jobs on a calendar somebody else keeps.

What Gets Done

• Washer hoses, door seal and leveling checked with the machine running.
• Spray arms, filter housing and door gasket on a dishwasher, cleared and inspected.
• Condenser coils vacuumed on refrigeration, which is the cheapest thing anybody can do for a compressor.
• Oven temperature compared against a separate thermometer, with a leak test on anything burning gas.
• The dryer duct checked end to end, from the machine out to the exterior cap, not just the lint screen.

Setting the Interval

Frequency is set by the equipment and by the load on it. A refrigerator standing in conditioned air is an easier machine than the spare one out in an unheated garage off Forest Avenue, which drops below its rated ambient temperature every January, and both are easier than anything on a restaurant line. Local water decides part of it too: whatever heats or freezes tap water in northern New Jersey picks up scale within a few years, and descaling on a schedule costs a fraction of a boiler or a fill valve.

Once the interval is set, watching the calendar is our job. The reminder comes from us, not from you.

Why It Pays

It pays three ways. Breakdowns that come from neglect rather than age simply stop happening. Machines held near their rated efficiency show up as smaller numbers on the utility bill. And the genuinely expensive equipment – a paneled refrigeration column, a wide pro range, a built-in coffee system – keeps running for years longer, which counts for more here than it would somewhere the appliance is not set into custom millwork.
